Brazil’s real estate market is currently experiencing a sustained, growing demand from overseas investors. Great value for money, positive economic indicators and the seductive lifestyle are some of the more obvious reasons for this demand. Less obvious, but just as influential, are the slew of positive media reviews and general marketing activities that are bringing Brazil to the attention of a broader market.

But do not be steamrollered into disregarding completely the resale market in Brazil. Reasons why you might consider a resale property in Brazil may include:
  • Bargain buys: some resale properties will always have a below market price. This can be because the house requires some modernisation work, or perhaps because the vendor wants a quick sale. Either way the property will represent good value for money.
  • Properties with character: whilst some buyers will prefer the modern finish and convenience of off plan property, others will seek a property that is “individual” or has a unique style. This is very much a matter of personal taste and can only really be catered for with a decent resale portfolio.
  • “What you see is what you get”: some people find it hard to visualise their finished off plan property based solely on architect’s plans and artist impressions. A certain amount of faith in the developer is required when buying this way, and that can alarm some buyers. Resale property is not about selling an abstract concept; instead you see exactly what it is you are buying.
  • Many off plan units come on to the resale market around the time of completion. Whilst the price will have gone up, the fact remains that they will still represent a good buy and you can benefit from seeing the finished product.
  • Location, location, location: by opting to only consider an off plan purchase you are greatly narrowing your choice of location. Successful property investment is all about location. The resale portfolio offers the discerning investor a wider choice of up and coming areas, thereby potentially offering greater growth and return.
